Urban Development and Proposals Discussion

Apparently, all tenants were offered to stay for another year. This seems odd given that Gallery is sold out, and was supposed to have occupancy in 2026, which would be a short timeline if they don't start till November 2024.
Perhaps its due to the prep construction for the Greenline? 1st St and the surrounding areas have been under construction for months.

Hopefully something comes of those projects. I think Urban Star has had some other proposals that didn't go anywhere iirc.

Urban Star is a land investor and it’s unlikely they are ever going to be building projects like these. In theory the model is they will entitle and then sell these projects to a developer that will build them, but I can’t remember any examples of that actually happening.
 
Some intensification coming to Spruce Meadows. Won't be downtown level, but will add some retail and services to the area:

The Area Structure Plan also includes the eventual redevelopment of the current All Canada Ring to include a 12,000-seat stadium with a restaurant and skyboxes that would host sports, soccer, equestrian and outdoor events.

Should be interesting to see how the site evolves, it's much more accessible by car since Stoney has open in the SW.
