Urban Development and Proposals Discussion

These are some good numbers. Overall for CMA rental vacancy rate is down fro 7% to 3.9%

Some amazing stats in these numbers. Check out the vacancy rate on buildings built after 2005. Dropped from 7% to 2.8%! Three bedroom units dropping from 9.6% to 2.6%

New generation buildings in the Beltline doing well vacancy wise. In a 250 suite tower that's only 5 vacant units....not too shabby.

Vacancy is low and trending down, but rents remain decently affordable. Rent for a one bedroom apartment for Calgary's CMA is only $1,050 and $1,270 per month for a 2 bedroom.

A little more expensive for the Beltline, but still decent.

Two bedroom $ 1,396

This is an interesting podcast - a good conversation and a number of perspectives on what the city can do to meet the density and development targets set in the MDP.

As an FYI, to achieve our first MDP target (33% by 2039), we'll need to accommodate ~50% of our growth over the next 20 years. Seemingly a tough task, given the 14 new communities approved at the edge of the city.

Edit: Woops, meant to put this in the Urban Development discussion... but still somewhat relevant here.

Rent is fairly reasonable these days and even though the vacancy rate is going down, there is a still a good amount of available inventory. Probably one of the reasons condos have been sluggish. Those prices for the Beltline are an average of all ages of buildings, I imagine some of the older ones are even cheaper than those prices. Here's one on the lower end of the scale at $750.00/m Nothing special, but for a single person a couple starting out wanting to live in the core it's hard to beat $750.00/m

There are some new renderings of the proposed Opera and arts centre building on the Stampede grounds. (I'd post them here but I'm having some imaging issues).

Looks like they are aiming for a 2020 construction start assuming they can raise the rest of the funds. I'm hoping the design gets a bit of a rework before it goes forward,

Looks pretty plain to me.

Too bad they couldn't re-purpose the CBE building for an Opera house. They could spice up the design somehow.
 
Wow it already looks so ugly and its not even been made yet. Is this what they meant by an Opera House in the Entertainment District? Cause Id rather have them not build this at all. If they don't have the money for something descent than just renovate the old location or put it somewhere else like EV. One of the first projects revealed for Victoria Park and its already an ugly mark on the district. Quite sad IMO.
 
I remember reading something about the Nimmons House getting designated as a heritage site, or am I thinking of something else?
