Update on the Leonard Group development on 34 Ave SW

GWL Realty Advisors ... does anyone know where are they with these once planned projects? I believe the first one is now in the hands of Quadreal

2 big parking lots in Eau Claire (original proposal dates back to 2014)
8 St SW Beltline (proposal dates back to 2019)
4 St SW Beltline (proposal dates back to 2019)

The rest of the market has lapped them.
 
The first one was always in the hands of Quadreal, back when they were called BCIMC. BCIMC used GWL for all of their planning services, but then they realized they were big enough to have those services in house, and created Quadreal. Not sure where they are at with the others.

The City of Calgary's downtown strategy team is conducting a survey to see how Calgarians view downtown and what kind of things they want for the future. Thought the members of this forum might have an opinion or two to share on the subject.

Yes. I posted the same in the Downtown Dilemma thread under 'General'.
 
So we all know the infamous parking lot that is being created after a commercial building was torn down at the corner of 4th Street and 11th Ave SW? And remember how @Bertie Wooster hinted it was bought by a reputable developer? Looks like it was Minto, and they are planning 27 stories there. Not much else for details, wonder if they will just build the approved DP that was used already.

There are 39 Calgary projects on that website and only 2 from Edmonton. I don't know how they are selling to outside investors in volume. Aside from rent guarantees, what else is there. Yes owning a condo in Calgary is much cheaper than a comparable condo in Toronto and Vancouver. However, what are the prospects of price appreciation in Calgary? If recent history is any indication ... there are none. Anyone buying a condo in this market 10-15 years ago has not seen any price appreciation and if you really need to sell, be prepared to sell for less that what you paid for it.
