Interesting design for the balconies. Not sure I'm really feeling the vibe of it, looks like it has the potential to end up looking really cheap.

Yeah it's not leaving me confident. Already cheap looking materials, random squares, wavy-balcony things looking like they are made out of sheet metal....I have a feeling this one will manage to suck and blow.

If they value engineer away those random rectangles, I think it'd look fine. And on the bright side, regardless of how it turns out, it's filling an important need for affordable housing.

No retail on the footsteps of an LRT? Another failed TOD. Not to mention how underwhelming the design is. Would've been better suited for a phased double 10-ish-storey development

Attainable Homes has been on the record multiple times saying they build housing for people, not businesses. Thus, no retail at this site.

Plus, at this location you are ~3 minutes walking to 10th street and all the retail options there.

Better than the modular one they're working to complete now because it is a bit more dynamic. A lot of this size of development has vents all over it, just way it goes. And I get why they don't want to retail. They're not in the business of managing retail spaces. And as has been stated, there is plenty of retail around here.

The difference between considered and unconsidered creates a significant range though.

I’m kind of sad to be losing the ContainR park space, but I am glad that at least it’s going to affordable housing!

How are AHC tenants? Affordable housing is good, but if it's like some of the Homespace buildings, having this many people close to the LRT would be bad for crime and drug use in the area.

The provision model assumes that they are making back most if not all of their capital contribution over time, so they can finance the occupied development, and then move onto the next project.
