Infill Development Discussion

They absolutely rocked it with Carisbrooke so I look forward to this one too.
I toured this development and good lord is the execution ever good. The integration of the drainage systems is the best i have seen anywhere, really nailed the details in every aspect as well. Kudos to whoever did the Carisbrooke development it was very good work.
 
I was passing through Mount Pleasant this morning, I can’t believe how many infills are going in everywhere. I took a few photos, but this is only a fraction of the infills that are going in. These photos are from only a two square block area!

What's with that extra walk that just goes up to some vents. Access to a secondary suite for mice?

With the blanket rezoning debate I keep seeing comments about “8-plexes mid block” (not including a corner lot). Does anyone have examples of these projects under construction or completed in Calgary, with a single mid block home being replaced with 8 units? I’m not doubting they exist but I haven’t come across any myself. The only example I can think of is the large townhouse development proposed on the north side of 26 Avenue SW in Bankview, which is over multiple lots.

I can't think of any mid block parcels with unit builds. I've only ever seen them on corner lots. for some reason dmap isn't working for me this morning, but I recall, seeing some mid block developments with 6 units (4 units + 2 accessory units above the garage), but even then, only couple of times.

No sure how many units this is but looks like at least 12 + suites. Two lots here so not your exact scenario of 8 on one mind you. There's a few more I've seen going up in Mount Pleasant when driving through but they haven't made satellite yet.

There are quite a few going up in Mt Pleasant and Capitol Hill. Basically, either 4-plexes or what they call "dual semis" (two pairs of semis, one behind the other), for a total of 8 units when you include the secondary suites. There are 4 going up on one block alone on 20th AV, between 7th and 8th streets.

I have often seen chatter about 8 units mid-block, really be referring to a 4 unit townhome with 4 basement suites.I can think of a few of those, but most of those are relatively new so might not be on street view yet.

Generally these buildings don't look any different from the street than a 4 unit development (or even 2 units sometimes), apart from extra doors somewhere on the building, on the front or side. The footprints aren't typically noticeably different from the street.

Also 8 units aren't always used as 8 units, since many people don't actually rent out the basement. It's like if SFH in the new suburban developments are frequently 2 units.
 
My biggest complaint with infills is the lazy developers or new home buyers who knock down all of the mature trees. I drove through this section of Glengarry on the weekend and this side of the street lost most of the tree cover. You can even see where the old trees used to be moving along the road when streetview changes years.

Ironically when many of the infills plant trees, they put them far too close to the building so that they will need to be removed at some point before maturity. That is another pet peeve I have. Builders with no idea about landscaping who place wide canopy trees directly beside the wall and foundation of their buildings.

This duplex cut down the mature trees that were too close and replanted one in the exact same spot. And the species they planted will spread out more than the former spruce tree did. Moronic and baffling.

 
Here's one that was built mid-block on a single lot in Mount Pleasant (462 20 Ave NW). Four up, four down. Four car garage. This was built before the rezoning even came into place.

I think these are great, lots of density while looking very similar to the duplexs that are everywhere in these kinds of neighborhoods.
