Calgary's Kensington

I haven't been down to Kensington area for some time now. How are the businesses doing these days? There were a number of them closing down during the pandemic.
The retail bays in newer buildings seem to be fine. Bays in Lido, The Kensington, St John's are fully leased, Theodore which isn't completed yet, has 3 of the 5 leased. Other locations seem to be touch and go, but from what I remember last visit, almost all of 10th and Kensington Rd. was leased out.

Went to Hayden Block a few weeks ago. What was weird was the the Tim Horton's was closed on a Thurs before 6pm... I think the sign said 5? We weren't going there, but it is a really dead spot there on Kensington Road.

It's also the same with the Tim's at Centre St N at 12th ave. It closes early and isn't even opened on the weekend! It's also a non-drive thru location as well, it seems Tim's maybe struggles with this, a symptom of their client base being highly auto/drive thru driven?

The old Oak Tree Tavern location is out of business again. The latest business (Top Notch) didn’t last very long at all.

Not surprising, left the area in March, but I think they they seemed to be open only in the summer and closed more than they were ever open. I thought I remembered seeing they owned Scuba Jays, College Bar and Honkey Tonk at one point. I wonder how those are all doing considering they all opened during COVID.

There always seems to be something under construction in Kensington. Any guesses on what proposal might go ahead next?
Here's an update to something I posted a couple of years back.

Since July of 2011, there has been a steady stream of development in Kensington, nothing too large and not too much at once with at least one multifamily build (20 units or larger) always u/c in Kensington.

St John's 95 units
Pixel 98 units
Ven 115 units
Lido 80 units
Palfreyville apts. 20 units
The Kensington 77 units
Ezra 100 units
Aspen & Bow 93 Units
Victoria on 5th 90 units
Annex 104 units
Archer 39 units
The Theodore 114 units
Homespace 14th 27 units
The Hive 140 units
Kensington Mixed Use 150 units
Kit at Kensington 158 units

16 developments in 14 years totaling 1500 units, and in a relatively small area, mostly around the 10th street.

Minor update to the list showing the non-paused string of developments for Kensington since 2011.

17 developments in 14 years totaling 1588 units, and in a relatively small area, mostly around the 10th street.

And to add to the joy, another 198 units in the form of the Triangle site appear to be getting close to a construction start.

Interesting that AHC's Triangle project will be the biggest unit count in Kensington at 198, given the lower height I wouldn't have guessed that. Large site and small units I guess.

I thinking it'll be pretty similar to Kensington Mixed use (also 6 storeys), The Triangle parcel looks a bit larger, but they won't be using the whole parcel, but like you said, maybe just smaller units so they can fit more in.
