West District | ?m | ?s | Truman

There is an 8 acre parcel on SW corner of 77th and 9 Ave (a couple blocks east of the strip mall discussed above). As of a ~week ago the one big house on it was being prepped to be moved (maybe gone by now - looked like quite the process where the cut the L shaped house in half). Presumably this will just be mcmansions like everything around it.

The house is gone, it was moved a couple of weeks ago I think. They were going to move it on an earlier night, I even woke up at 2:00 AM to see it happen, but apparently that move was cancelled last minute. I didn't bother waking up for the rescheduled night....

The plot will become 32 homes around a cul-de-sac, so nothing too different from what is around there. Elkay is the developer, they have some photos of the original house prepped for the move on their website:

IIRC, While the southern half of the parcel will be R-1, the northern half is zoned for M-1? Can anyone confirm this?

So I went for a post thanskgiving dinner walk last evening and snapped some updated construction pics, as it has been a while:
Parkside is creeping ever so slowly to completion:

Radio Park itself is starting to see quite a bit of activity on it now, with some of the infrastructure getting built:

The Quarters is progressing:

The asphalt on Broadcast Ave looks to be going in this week. No concrete work yet for the sidewalks, but hopefully soon. I think the plan is to have this connection between 85th and 77th streets complete by the end of October:

Mondrian is above grade now:
1696952682324.png

Still just pile drivings at Oak & Olive:

Plaza, no sign of the second crane yet, but the base is still there waiting:

Trico's West83rd Townhomes has two buildings fully up, and foundations for a couple more:

Some of the finishing materials are up on the first building, I got a flyer drop on my door a couple of weeks ago that said they are targeting the end of October to open the show home:

And the park in the SW corner of the neighbourhood (part of Trico's portion) is starting to be built. I have not seen a rendering or plan for this park, but it looks like some sort of plaza or maybe sports court is going in:

A beautiful day, so went for a walk at lunch for a photo update:
Parkside is getting a lot closer to being done, but still not quite there. Some balcony railings missing, interiors need a lot of work too, but the landscaping is pretty much complete and so is the exterior materials. Plus, the sign is now installed:

More infrastructure going in at Radio Park for the pond/water feature. Quite the wall getting built:

The parkade for The Quarters is getting closer to grade:
1700253979536.png

Oak & Olive appears to be following the West33rd Route, where the piles are driven and then the site sits for a while. Not a lot of change since the last update, but all of the piles appear to be driven into the ground:

Can't imagine it will be long before we start seeing the upper levels of Mondrian start to really go up, the full podium structure appears to be done now:

Hard to get a good photo of Plaza (I don't want to walk on the apparently open Broadcast Ave when there is so much construction going on, and they still have the fence up on the west side) but the parakde is starting to get closer to grade with this one as well:

Trico's West83rd townhomes are really starting to rise up now:

And the park that Trico is building in the SW corner of the area, which connects to the adjacent park/pathway system, is nearly complete, including the new playground for the families in the area:

New info/renders of Radio Block from MoDa's website. I'm happy Truman is the one building this. If it were any other developer I would be scared of it being VE'd to death, but with Truman, I'm really excited to see how it turns out.

The 0.4 acre roof/wall garden is comprised of over 24 seasonal flowers and naturally occurring flora that will substantially contribute towards the following sustainable objectives; a) sequestration of air-borne CO2 emissions, b) decreases the building’s heat-island and albedo effect, c) provides extra insulative properties during the cold winter months and d) provides a home and food source for local critters (e.g.: birds, insects, small rodents, etc.). It has been estimated that together, the soil and vegetation of this roof, will sequester the annual carbon emissions from approximately 5 vehicles!

The primary structural system of the building consists of 24 locally sourced and fabricated heavy timber ‘ribs’ that slowly morph, as one moves through the space, to accommodate the paraboloid roofscape. This structural system not only helps to inform movement and procession throughout the building but also, by leaving its natural finish, helps to connect both the interior and exterior landscapes.

Just as an update to this post, it looks like Truman has purchased this or partnered with Elkay on this cul-de-sac project. Being branded as Westland Estates:

An update from today. I now consider Parkside to be complete, as the exterior seems wrapped up, but still some interior work to be done. However, one unit had curtains up already, so maybe it already has partial occupancy:

The Quarters is nearly at grade now:

Mondrian's elevator shaft is now starting to rise up:

Plaza:

Biggest update is that Truman's District Townhomes is now under construction, the first building is nearly fully framed up:

West 83rd Townhomes also progressing along nicely:

More construction updates from today:
3 buildings for District Townhomes are coming along, foundations for quite a few of the others are poured as well (not pictured):
1706310231037.png

The Quarters is now starting to poke above grade with the rebar:

The sales/presentation centre has been moved from its longstanding location at the corner of Broadcast Avenue and 85th Street, to be more central in the area. It is not established in the new location by the looks of it, but this clears the way for the medium format grocery story (rumour is a Save on Foods) to get built. Curious how soon construction starts for that one:

Previous location of the sales centre:

Mondrian's west building is starting to climb quickly as it is on to the wood framing portion:
1706310516003.png

Plaza is now also at grade:
1706310544611.png

Trico's West83rd townhomes are also progressing quickly. I imagine some will be very close to occupancy (if they don't have it already):
