Is Parkdale Cres, with mainstays like Lics and Oriental Palace, not the centre of gravity of Parkdale?
It is, but it doesn't actually have a whole lot of retail there that you would use consistently if you lived by. I live near here now and I end up having to walk into Montgomery, Kensington or up to Market Mall or UD for most things. It is kind of like a Britannia, but with way less options. Talking to people in Point Mckay and Parkdale a consistent theme I hear is that people want a lot more walkable retail on Bowness/3Ave/Parkdale Blvd.

But as it stands today those communities have pretty reasonable density but lack walkable retail, so its hard to imagine what would go in here but I'm hoping its good.

Think the area could really use a pub too @Mountain Man, i would even be up for vietnamese or shawarma. A small format grocer would be ideal.

I worry in locations like these, with unit sizes being listed in this range, it become a bunch of shitty at-grade medical office which Parkdale already has a lot of.

I live in Point McKay and the only walkable retail (aside from Parkdale Cres) is the liquor store... Montgomery isn't far, definitely walkable, but it's not so nice of a walk, Bowness Rd is quite hostile, and the river path is still kinda far away.

For medical, I imagine the area around Cambrian will get more medical uses as that area starts to intensify. A couple towers with retail at the base in there would be great, but the area will definitely fight towers if / when they are proposed...

5 small CRUs between 442-521sf are what CBRE has listed.

Question 1: What retailers would you want to see in here, considering it's location?
Question 2: What retailers do you actually think will end up leasing here?

I think Parkdale is an interesting one because it desperately needs more retail but also doesn't have a real centre of gravity for it, so curious what people would want to see and what they think we will get if we were crystal-balling.
I may be revealing my generation, but the correct answer for any of these infill 6 storey apartment retail blocks is:
  • a daycare
  • a cafe that turns into a bar at night with wood accents and low-wattage lightbulbs.
  • a Shoppers Drug Mart
And just copy and paste, we need the above mix every 500m to 1000m everywhere in the city.
