Mmmm, that's some nice midrise density there. Now imagine the Safeway and Triangle site going too.
Agree. My favorite type of density in action - a mixture of SFHs, duplexes, rowhomes, small apartment blocks and low to mid rise projects. If I had a magic wand, the only thing I'd change is to add a a couple of higher buildings ....say, 10-15 floors. A couple on 14th street, and throw 3 or 4 more floors onto Theodore.

I want a building of this scale on every parking lot within a 20km radius of downtown... except maybe the oxford site, that can stay blank for now.
Works for me. I’d probably tweak it to be 70% for buildings 5-12 floors, 15% for buildings 1-4 floors and 15% for buildings 13-50 storeys 😎

Ooof. So the gorgeous curtainwall feature corner we were promised is now a windowwall sack of crap? Yikes.

On the rendering, it shows thin black mullions, thus making them hardly noticeable. Any chance these white colored mullions are just protective covering or something, and maybe not permanent?
