Banks have strong covenant and never move, a retail landlords dream. Now, there are way too many banks going into new spaces on 10 st nw in kensington. What is important is that there is a rhythm of smaller shop fronts and they don't allow RBC much of the frontage. Banks are not a particularly active use they usually have ads glazed across and blinds drawn, they suck for active retail streets. Hopefully we get a couple other more interesting users in other CRUs here or the Theodore will have added residential density but identical street-level sterility as to the previous use for the site.I guess since banks are just rolling in money it was no problem to move into that building next to Lido and then plan to pull up and go back to the original spot once the Theo was done.
Oh i forgot they were there. Ya, this will be a perfectly fine trade off.I think the trade-off of RBC moving to Theodore is good. It'll be nice to have some other kind of business in the Eisenberg spot.
