It’s fine. Like many other proposals it’s not an earth moving design, but it does the job. All I care about mostly is the street level and it’s decent. It’s a heck of an upgrade from a parking lot.

There isn't really a street level. I guess it's a flood mitigation measure but there has to be more creative solutions to address this than a first floor above the street level accessed by steps. It's too tall next to the street without setbacks. It's has too long a frontage. It's just plain ugly. Just about anything is an upgrade from a parking lot. More people on the street is a form of vibrancy that doesn't make a place more fun or exciting. Built form, adaptive usages, quality design and finishes do.

The city shouldn't settle for the low standards in Southern Ontario or Moncton even if there is nothing we can do about it.
 
Agreed with the flood thing. The flood plain has completely changed anyways because of all the mitigation projects.

I like that it's only 10 storeys tall. After seeing how 4th street lofts turned out...I'm starting to get tired of tall residential developments that don't fit the context of the street.

Context of the street? 2 blocks To the north of it is a clump of towers. Where the new building is and all around it is/was a bunch of run down apartment and old retail buildings. 4th street north of 17th ave will be a wall of towers in the next 10 years. Much better that the current and past
