Some of the Stuff FAAS has designed is pretty good. Codetta, Trail19 and 19+2 are some that I can think of that turned out pretty good, but like you said, it'll depend on if it gets value engineered. FAAS (or their clients, which is often Eagle Crest) likes to use cheaper materials, but overall building design especially the street level, turns out pretty decent. Here's hoping. Good to see more activity on 24th.

Here's the Lola version. They have two options which each one having a different design for the church, but same design for the residential. These are also conceptual and could change when the DP is submitted.
