I think it would. We have too many people that come from land development in the city that don’t care about the velocity of capital return, they are taking advantage of the City’s want for density to hold for extortionate land values for unproven assets with no comps. Spread density out it could diminish speculation, in theory.

Or they will just continue to hold for bullshit values, who knows.

I imagine this has been tried before somewhere, would be interesting to see a study on it. The bulk upzoning of R-CG also has this function, if everyone has the same entitlements, where's the speculative part?

In practice it might be hard to upzone enough areas to this kind of density to mitigate speculation.

Updated views from the hill. It's quite blue on this side. Nice colour pop. Curious to see how it looks once balconies, flashing, trim details are done.

Im not completely sure what they are, but they had a similar texture to stucco

Trying to think what material that would be. Looks like there are too many joints for stucco, and EIFS would be scaffolded and hoarded during installation.

I would guess aluminum with a matte type finish. As per @Mountain Man there would have been scaffolding and tarps if it was stucco.

When I was by there in person, they look like some sort of composite panel sheet good. In certain light it gave off a painted OSB vibe.
