DP2019-1631 is at 425 5 ST SW too - it stretches from 6th to 5th. Interestingly at least a decade or so ago, the land north of grid 5 apartments was owned by the same people as the building which became grid 5, so they may have all been sold together. The gross building area either reflects what is there now (just shy of 20,000 square feet) or is in error.

They did indeed. Two towers, one 186m/54 floors ( east tower) and the second tower 154m and 44 floors. 4 retail units and a +15 between the two buildings. There was a planned private roadway between the two buildings with the +15 going over top of that.

Height lovers will like it, as they are tall and slender. People won't be thrilled with the design, pretty basic towers for the most part....... Aluminum paneling and boxy looking like Portfolio.

The 4 CRU's are designed in a away that makes them easy to re-arrange. Two are actually office/business spaces that can be easily converted into retail, and one space (corner of 4th ave and 5th street is a fairly large space designed to potentially be like First Street Market. Both towers have rooftop amenity areas.

An aluminum clad 186 meter tower sounds literally atrocious. Is this a new experiment affiliated with the design masters at Cidex?

Jokes aside... this could really put an insane dent in our skyline quality. I'm not looking forward to seeing renders.
 
Aluminum is the new rage these days. Better than stucco, but.....
On the plus side, it'll be nice to see 823 residential units added to the core and some retail. A food court/market place would be great also.. The 823 units above would help it stay open in the evenings.

Put in perspective, DT + DT West End + DT East Village + Eau Claire + Chinatown = 14,295 units in 2018
This one development is a boost of 6% in available units, both demonstrating the Toronto-scale of this one, and the lack of residential development to date. Within the DT Core, there are only 5,686 residential units - this one is about 15% of the total. Huge numbers.

I don't care how boring the towers are, if there are 4 retail units facing the street and 800 odd res units this is a win.
 
Its in the middle of the beltline/ Downtown area. It's not gonna be too visible from the West, north, and eventually East. Thats why im not too concerned about the height and mediocre design. It's located nearby the Core shopping mall so hopefully an extra 1200 people will bring in more non office customers regularly and also give a boost to Stephen Ave.
Having any extra street facing retail open past 5:00pm would be awesome. I also like the idea of the mini food market.
