Well this came as a surprise to me, at least. A tender is out there from Ellis Don for the conversion of 11 floors to residential suites. A total of 176 units with a range of one and two bedroom suites. Completion is targeted for Feb 2023

There are 11 floors above the mechanical level, so that's probably them. Great news!

That's great news. Quite a few units too, the most I've seen for a conversion to residential.

Minto converted the International Hotel and I think it has over 200 units. That project also dropped out the sky
I forgot about that one. Yeah, that one is the whole tower, so should easily have at least 200 or more. Some good conversions happening.

Happening quicker than expected. By the end of next year we’ll likely have added over 1000 people to the CBD since the start of the decade (Jan. 1, 2020). Maybe more?

Just as added information. It is being developed by the building owner ... Aspen Properties. I did not think they were in the residential business but I guess they will be soon.

Will the recently renovated facade change again to support opening windows?

Good question! From what I could tell during the renovations, I don’t think they replaced any windows, just the rest of the facade.

Yep, no windows replaced yet (maybe on the corners but I can't tell from the inside), old heaters still on the inside too. Would really add the to the building to have operable windows!

Anyone want to take some pics of the work being done to the entrance? I'd love an update as I've literally not been downtown in months.

Probably not. Operable windows are not required by code.
