Has underlighting, and hang over onto to 16th ave for more pedestrian walk space and shake. Some brick at the bottom. The DP doesn't show this, but from google street view it looks like there is an existing sound wall there and there is no car access into the neighbourhood. This rendering implies the sound wall will come down and 16th avenue car access into the neighbourhood will be opened up.

I had Google Maps showing the wrong location (south side of 16th ave,. I've now replaced photos to now show the north side.
It's on the North side of 16th, so the sound barrier and access won't change. Not the intended point but it will offer some sound buffer for the neighbourhood behind it which is a nice plus now that we are entering motorcycle racing season I'm reminded of how loud 16th can be.
That building is really cool, I like it a lot. Cool material choices and a clever way to approach the 5.182m public realm setback. Nice work FAAS and kudos whoever the builder/developer is.
Good looking project, but I sure wish it were replacing a vacant lot or at least something other than a cool old retail building with an eclectic mix of independent stores.
