Ps… can we change the address to Calgary, Alberta. Don’t think we’re in Ontario?
 
Nice to see another mid block development get going. I hope the city will be widening/upgrading the sidewalks along 14th ave. Lots of existing development plus a few new developments around here and other projects like Morrison, and the W hotels further east. Some areas still have power lines.

I have been reading that Edmonton's real estate market is supposedly hotter than Calgary's right now, but it sure doesn't feel like it. I love the amount of developments we currently have going on and I'm glad to see this moving as well.

It probably doesn't feel hotter because it isn't necessarily hotter. It's hotter in the sense that prices and sales volume have been rising lately, whereas Calgary's prices and sales volume have levelled off. This is a normal cycle for the two cities, typically Calgary's prices take a sharp rise and level off, and a year or so later when Edmonton's prices are quite a ways below Calgary's, they rise for a while and then level off. While they are rising, sales activity usually goes up with it, and then activity levels off after the prices have levelled off.

The way I look at how hot a market is, is by housing starts over an extended period. It's a good indicator of demand, which is really what I think makes a market hot. In Edmonton starts are about 65% of Calgary's starts for the first half of 2025 and has been around that percentage for the past three years. Because of those low starts compared to Calgary, inventory was lower and thus the rise. We'll see how the next 6 months are.

From a rental point of view Edmonton's rates were beginning to rise around the time Calgary's were levelling off. Calgary's rates have dipped recently, but Edmonton following Calgary's pattern has also seen a dip as of last month, after rising for a while.
