I wonder if Sarina's stock of rental units has become so large that it's become more efficient to contract the leasing/property management to another company.
 
There's an application out for a new DP: DP2025-01493
  • Revision: Dwelling Unit, Restaurant: Licensed, Retail and Consumer Service (entry canopy - ground floor, interior layout, building facade material, parking reconfiguration, public realm interface); and

I noticed a new sign in front of the entrance to the Harrison Building today that said “managed by Porte” so they must be managing Sarina’s buildings now.

Decent infill.

This cladding material (white) is becoming the new spandrel. It's a pretty cheap material and doesn't age well. I will try to find the project, however there is a lime colored building on 16th Ave where this was used a decade ago and its pretty aged and faded from sun damaged now. Looks pretty bad in time compared to materials that don't age as poorly.

White exteriors always seem to fade to yellow. It's why you never do red exteriors either, it fades to pink. Not a lot of thoughts seems to go into, "what will this look like in 10 years?"
 
Really appreciate that they toned down the canopy on the corner. Looks like a covered patio but that interfaces much better than what was rendered.
This one is coming along nicely.

This is a sizeable amount of retail and some attention to detail to allow for a larger, street-facing patio/restaurant. Grows Marda Loop main street by another half-block and a dozen(?) more retail spots. Keeps the area moving up in the rankings of the city's list of walkable retail destinations.

I know the exact project you’re talking about, right behind the Tim Hortons on 16th.
It looks like sun is what makes the material age poorly, as the north side of the building the colour still looks close to the original color, but the south side has been bleached out badly by the sun.

Yes, this is the building off of 16th Ave that I was talking about. It is about 10 years old and was of the first users of this cladding material that is so prevalent in Calgary now.

It is hard to see in this image however it is very very faded and worn down with the sun. This is my fear for so many of the newer development that use this material as it doesn't age well at all. It ages like cardboard.

It's my fear also. I think some of the newer buildings have higher quality materials than this one, but I'm not an expert at materials to know for sure. When I looked closely at the material on that building it looked almost like painted particle board.

Maybe someone on here with more knowledge can shed some light on the exterior materials used these days.

It's definitely not Hardie. It's some sort of Chinese knock off Hardie panel, and it definitely looks like painted chipboard at the areas it's deteriorating.
