Found an updated rendering, it looks like they've made some improvements. The at-grade treatment of the SW corner is improved and they've doubled the number of windows (along with increasing their size) on the corners. I think it looks quite a bit better, and shows how even some relatively small changes can sometimes make a big difference.

Excavation going on on west lot. Auto parts store looks ready to go. East part of lot has some work done too. Might be getting ready

The last I checked this one has not yet been approved so I think we're a few months away from actual construction.

Re: the grass patches, I fully agree. In Beltline there are some streets where they've replaced patches of gras with astroturf and it just looks terrible. I can't imagine visitors to our city being very impressed. The Americans are light years ahead of us in using low maintenance, drought resistant xeriscaping in cities like Denver, SLC and Vegas. Lots of developers in Calgary don't seem to have realized yet that we live in an arid climate and thus, should look at alternatives to grass.
