Love to see 17th getting high rises. There was a risk it would be a permanently low-rise main street, not that there's anything wrong with that. Lots of great low-rise main streets in the world. I guess with this being the new expanded downtown, 17th is just too central.
It's been beaten to death in commenting already, here and in other threads, but man - I just wish that SW corner of 17th and 4th turned into some beautiful flagship building. That corner could be something so, so much more than it is. So much dang potential.
It’s too bad all four corners of 17th Ave. and fourth Street didn’t have buildings that were a bit bigger, some flashy LED boards to make it like a mini version of Young and Dundas.

Absolutely. I've always though this corner, if done right, could be our mini Yonge/Dundas or (really) mini Shibuya Crossing as well - something that is just populated with people from all sides and corners, and full of retail and pedestrian activity. This is a really interesting intersection and like the SW corner (and maybe the SE corner too one day), the entire radius of it has the potential to be something really impactful if we want it to be.
