This placard is posted across the street. I take it this means that there is some parking lot and/or landscaping work being permitted? Or is this in preparation for full building permit issuance?

Who is the landowner here? For some reason i had in my head that it was Hines?

I wonder if this could be the next multi-phase project they go after:
 
Hines spec built a million square feet of office space in Toronto that doesn't have a single tenant signed. That and all the other underperforming properties has still significantly outperformed other western markets?!? $2 billion in residential development may be the only thing to keep their Canadian portfolio afloat. Calgary would be top of the list.

Yep, since 2015. There's very little known about them unfortunately, as they haven't done any other projects.

I found a bit of info relating to them on a construction related website. It mentions a start date of Nov, 2025 that I doubt is accurate, but may be a sign there is activity on this.

Which office are you referring to? I know they’re building CIBC Square which is basically fully leased
 
The JV CIBC Square wasn't built on spec. They built a few timber buildings that were built on spec.
