Does BOSA own the whole centre piece? If so, it makes sense to subdivide some of it off. Might mean there's actually something coming for the other portion.
Bosa is selling two parcels in the core of Currie at Currie St & Dieppe.
Colliers' drawing and map don't really match the lot 12 location and shape on the CFB West Master Plan (page 268). I don't know if they are re/subdividing the lots or they purposely do it to hide some information until you sign the NDA.
The original CFB West Master Plan allows up to 8 storeys with a tower up to 30 storeys. Base on what the developers have built so far, they will build up to the highest allowed heights.
Is Bosa abandoning Currie or Calgary or they just need cash or this is normal for this kind of development?

I'm trying to understand this. Is this a good thing, or a red flag? Is Canada Lands going to completely change the plan on us or does this give them freedom to finally get something going? Hopefully someone understands this and can provide some context. This is a bad thing, Bosa sold the land back to Canada Lands. Canada Lands is not a developer, they won't be developing anything. Things are happening in Currie but it isn't anything that isn't happening in any suburban community: Single-family, multi-family and small condos.I'm trying to understand this. Is this a good thing, or a red flag? Is Canada Lands going to completely change the plan on us or does this give them freedom to finally get something going? Hopefully someone understands this and can provide some context. At the end of the day, at least Canada Lands is finally talking about Currie?

"This combined outline plan and redesignation application proposes a revision to an approved outline plan for the future subdivision and development of 13.5 hectares of land in the community of Currie. The application provides for:

- revision to the road network and development sites;
- relocation of the storm pond; and
- no change to the previously approved densities."

I don't think it's necessarily a bad thing. Bosa probably wasn't going to develop anything there anytime soon, so at least this should help change things up. My post above did layout some land use changes, the revised road network and development sites, as well as relocating the storm pond are the most exciting but I would only be 1/10 excited.
To my knowledge Bosa is only building condo towers, and it's not a strong market for Calgary. Given the thousand of highrise and multifamily builds going up from other developers, I'm not losing any sleep over Bosa not developing here.Bosa is a big time developer who builds a ton (and usually builds high quality stuff). The fact that they're selling off basically everything they own in Calgary is slightly worrying. But maybe you're right and this will end up being a good thing
