It ain't no Telus Sky. On the other if there is going to be a dull utilitarian building built in the city, it's probably as good a location as any. Even though it's nearby an LRT station, it's one that isn't a great TOD location.
 
There are many suitable TOD sites around Heritage Station:
1) The former South YMCA to the west
2) The former Studio 82 movie theatre/bikini bar to the north
3) The Telus Central Office site next to Studio 82 - unsure how much Telus needs this land anymore
4) Strategic site to the east

The old Y would be the most promising.
 
There are areas around the station that can take higher density development, and technically can be made to be part of a TOD but they're segregated in a way that doesn't make for a good TOD. The walk-ability anywhere in and around or away from the TOD is awkward. The areas on the east side of the tracks might as well be 5 miles away given the only access is via one awkwardly laid out pedestrian bridge.

I suppose the arena and former Bikini bar would make for a decent integration to the station as they only have to cross Heritage. The LRT station parking lot could also be developed with station parking integrated into a development.

Lots of great opportunities for sure. The station is fine and has excellent bus connections as well, including the a new MAX line. The issue - as always - is exclusive auto-oriented uses (including surprisingly auto-oriented towers in a density without design kind of way).

Like given me a tree or consistently-existing sidewalk connections to the train station so I can enjoy the 24-hour roar of MacLeod Trail in a more civilized way.
 
The whole area could be a good candidate for TOD if they were to come up with a master plan, and maybe do some better alignments. The east side of the station will never be 'great' due to the CP tracks cutting off any grade crossing, and Macleod killing any other vibrancy on the other side. .....but the west side could potentially be something good with some forethought. It would be nice to see a master plan for pedestrian\cycle access from Heritage station through to Chinook.
 
Whatever happened to plans for an interchange at Heritage and Macleod? It would have fixed the awkward Horton Road connection but potentially impose a pedestrian barrier to getting across Heritage as the interchange would need to transition the grade west of crossing over the LRT and CP tracks.

The Kerby Centre had looked to relocate to the South YMCA at Haddon Road and Heritage, but in the end the City didn't go for it:
Item was confidential at Council so unsure what the reason was.
