Given the state of the commercial market in Calgary, I would expect these guys already have tenants lined up.

Not the greatest, but much better than what's there now. I wonder if this will affect the Stadium Shopping Centre across from the hospital, can't be too big of a market for medical offices with the actual hospital right there.
Judging by those google satellites, the area could use some trees. Maybe they can leverage the developer to plant some.

The landscape plan posted above shows at least 20 trees on the NW and W sides.

Don't forget about the medical offices slated for the U/D and the Riley park development. Hard to believe there's this much demand
