Those SW corner alley facing surface parking stalls should be removed, either the building should be extended to the alley or (much easier) a patio should be located there. With the surface parking the alley is effectively twice as wide.

It's the best sun and leaves a generous pedestrian right-of-way on Edmonton Trail, plus your patio patrons will be sitting further back from a loud and ugly road.
