Two towers, 47 and 34 storeys, each with 7 levels of underground parking. 697 units, 104 of which are proposed to be 3-bedroom.

So the small building on 17th Ave is going. Not a huge loss though would love to see the Fortis building conerted to retail and residential above in the near future with new exterior. The form of the building isnt bad.

I really really hope that Broadway podium level will be brick. The black material is hard to see if it is brick or "something else i.e. stucco or paneling)...

Looks good, but the brick colours are a bit cold and the base doesnt seem inviting enough. Its so monotone on the tower portions that something to warm up the base would help.

I would suggest that the beige brick sections go to Sea Gray 6 (Interstate Brick) from I-XL. The charcoal brick would be nicer if they moved to a warmer tone like the Ashton (Hebron Brick) by I-XL, or something of a similar tone. The lighter grey brick would look best slightly offsetting the beige brick by leaning into a slighter lighter tone, so I would use Ash (Interstate Brick) through I-XL.

All of the bricks seem like they are the same dimension (modular) and are all velour texture which adds just the right amount of texture while looking modern in my opinion.

Would warm the base right up while not compromising the rest of the modern architecture, from my perspective. I'm aware it is nitpicky, i think there is a ton of charcoal/black and white monotone designs right now and that the base with added warmth would add more variety at an important corner.

It's because the design is so hot they needed to cool it down a bit.
