I've noticed that U/D has already become a destination spot, and is busy even though it's only partially built. I'm confident, retail will do okay here, hopefully the University doesn't see the success and up the rents too much.

Even with all the busyness, they have over a thousand units still under construction that'll be adding more residents.

The university has done a great job with u/d and also there’s nothing remotely urban in the NW except for Kensington and a couple other places down near the river like Bowness or 19th St.

Kind of the case for all of Calgary. With the exception of Marda Loop, the vibrant walkable areas are mostly down near one of the rivers.
 
See how the university reacts to pressure from investors to build taller and denser with the boom much hotter than 5 years ago. A few more high rise plots reaching into the 20s is not what I mean. Rather the 30 to 40 tower complexes that you see proposed and built in Toronto and Vancouver.

I would bet money we won’t see anything towers over 20 floors go into University district.
That's fine, no need for that height in there. The sites at the bottom of Shaganappi north of Point McKay would be great for a couple 20+ storey towers though, think the Riverside towers are both 20 storeys currently.
 
I feel like much of the University District is already designed at a human scale, so I wouldn't mind seeing a couple of 30-storey towers on the outer lots to add some extra density and create a little mini highrise node. We might as well maximize lot usage to house people and allow developers to benefit if there's a strong demand to live in a condo in University District. Also, it's a great location for maximum density given how close everything is.
 
It would be nice to see a developer partnering with the U of C to build a taller highrise or two on the lots closest to the uni. Targeted towards students, possibly with some below market housing for students with kids who attend uni or something.
