A new DP has been submitted for the western portion of the parcel that had the YMCA on it I think:

There appears to be a utility right-of-way across the parcel, hence the surface lot (can't build on the right-of-way)

I agree it is a nice build form and works with the limitations. Also, with backing right onto single family homes it can create a buffer to hopefully more density beside it and into the parking lot by the LRT.

The density may be underwhelming, but the proposal fits the context of the surrounding houses within the neighborhood, the design isn't horrible, and it's better than a surface parking lot for the next 20 years.

I'll count this as a win.

I think this is really great. No need for a giant tower there particularly given its proximity to a whole bunch of single family homes. This seems like a good development transitioning from low density to higher.
 
To be clear the building itself is fine. Actually pretty good in the context of Calgary design. I was just mad about the parking lot but I guess it's unavoidable. It could be taller but you're right if the east sees more intense development then this is fine
 
Looks great and I love that it looks so different without being huge. Would be great to see this lot finally developed and the turn made easier for buses on the corner or the site!
 
Surprised this parcel has remained vacant for so long.

TOD around Heritage Station won't take off until the City solves access problems at Horton Road. That will likely require building the Heritage-Macleod interchange.

I'm surprise there hasn't been much talk about building the interchange yet. There's just too much going on in such a tight area that it's not good for anyone; pedestrians, cyclists, train, vehicles.
 
I like this, the brick and the black is generally a timeless look.
I’m also OK with this being a low rise near the LRT station.
My own personal two cents here, but we’d be good to have a couple of high-rise cluster TODs with the rest being lower rise buildings. Brentwood and Chinook would be good locations for high-rise cluster TODs while the rest of the stations could be made up of 4 to 8 story buildings around them.
Clusters of high rises are cool to look at but they aren’t for everyone and I don’t think they’re always the nicest areas to live in. For a certain demographic, they’re great but for a lot of people the low rise human scale builds would be better.
