The area’s busy, and once the area sees some development it’ll take off. It has future midtown written all over it.
It's a mistake that the city isn't stepping in with some master planning beyond the wide sidewalk between the C-Train Station and mall. The area will end up with a mishmash of standards, which is fine but will lead to an inconsistent experience property to property and block to block.

I remember there is a master plan for the area somewhere, but nothing too definitive. I suspect you're right, it'll probably end up a mish-mash of developments, which sometimes isn't too bad, but can also be bad.
 
It's all my own work using QGIS. The population dots are randomly located within Census blocks, with parks and hydrology excluded. The walksheds are based on OpenStreetMap data, using the QNEAT3 plugin.
Looks like an interesting tool. I like the walksheds.
 
For CF investing in residential near Chinook seems like an easy win-win. Their investment also adds 590 units next to their mall, plus it could potentially be a catalyst for more development which in turn could up the value of their mall and their residential project.
 
Great news however I hope the city has a long term traffic plan for that area. Even if half the residents are carless its still exasperating a terrible situation.
What would a long-term traffic plan look like to you?

Honestly I can't imagine how 500 more locals would even be measurable from a traffic perspective in the background of Chinook Centre, where daily traffic flows from non-locals vary by the tens of thousands per day.
 
The mistake was allowing cars to turn left from the big box store parking lot on to 61st Ave. If 3rd Street was a T intersection and everyone from the big box store parking lot had to go 1a Street to turn left on to 61st Ave that would allow you to have a very long left turn lane on to Macleod southbound. As it stands traffic backs up because of people wanting to turn left but there not being enough room in the left turn lane.

An even easier fix would be allowing dual turns from 61st Ave on to Macleod SB.

These two entrances and exits should also be closed. Pretty consistently people either collide or have a near miss with the required weaving.
