Glad it seems like this one will be starting up soon. In 4 years we’ll have added 7 towers to 4th just in the Beltline alone within a 6 year span, assuming Imperia and 1520 get going on schedule. Along with Yellowstone directly adjacent.

There was an old DP that was approved, but I think we can expect a new one as there is a land use redesignation open on that lot:

LOC2024-0162

This is a year+ away from construction.
Actually the approved tower can proceed prior to approval of the LOC. The LOC will allow for increased density on the site, in the form of a 2nd tower. The first tower is still planned as approved at CPC last month, and doesn't require a change of land use. The 2nd tower, which is planned to be similar size to the one approved, needs the land use approval to proceed. If the developer is keen, they could start construction as early as this fall potentially.

Quick refresher on what they are looking at doing.

Yeah that’s why I love Park Central, and the new 17th and 4th proposal. BLVD didn’t do too bad of a job either. I wish there’d be a way to demand more from developers.

The heritage density transfer land use for this site goes to CPC next week:
Report, Background, DC Bylaw,

This was a "Prior to Release" condition for the development permit, so it looks like they are finishing up the steps to get ready for DP release, which should indicate construction will be happening soon (maybe in spring?).

A little surprised they haven’t started demo on the old Sony Store though. But good to see progress.
