Not that I agree with the "gentrification" sentiment, but people are clearly not pining for the big box Amaranth Foods or Sony Store with parking that used to be there. I think they see this development as a contrast to the cheap apartments across 4th, and worried about it having a domino effect of increasing rents and redevelopment of other properties. That, and it's a buzzword they might not understand fully.

Where might we see actual gentrification in the city? It already happened in Sunnyside/Hillhurst and Inglewood. I think it's underway in Bowness. It could happen in the future in "Forest Lawn" (by that I mean not only FL itself, but also neighbouring communities like Radisson Heights and Southview).

Bowness and Montgomery are probably the clearest examples. Both were lower income, working class neighbourhoods and are now full of expensive infills and condos.

The first tower in this development is incremental supply, so it is not taking affordable units off the market. I think the proposed second tower would demolish the small walk-up[ building the west.
