West Village Towers | 149.95m | 42s | Cidex Group | NORR Dubai Yahya Jan

I toured the interior of several units last week and was less than impressed 1. The finishings are on par with Arris and other rental condos. They are bland and lower-end feeling as they probably expect maintenance and replacement due to rental turnover 2. The amenities are not in the podium...

    Palliser One | 122m | 27s

When I have a chance, I'll provide some pictures but the current tenant lounge for the commercial tenants is quite lovely. It has a putting green, driving range simulator, foosball, big kitchen, booths, big TV, etc. if Palliser goes residential, I wonder if it will be open to residential tenants.

    Palliser One | 122m | 27s

The conversion to residential of 11 floors is an interesting development. Prior to covid, my company had various floors in Palliser One but we are planning to leave as the leases end in 2022.

    Calgary's Downtown Dilemma

Walking around on Saturday, I do think that extending the free street parking that is normally on Sunday also to Saturday would help downtown businesses and restaurants. That would not be a major impact to commuters who work M-F. That seems like a no-brainer to me. Thoughts?

    Unbuilt Projects

Is it too soon to put Harvard's Eau Claire iterations in this thread for posterity? I can only find the iteration from 2013, there was a much older one from 2006 or so that was very different.

The problem is climate. During the winter, the pathway traffic dries up considerably and those businesses would need alternative revenue streams.

The fenced off area is a tenant amenity space, not a public park so they probably will keep it walled off, especially with the vagrancy that is constantly in the area due to proximity to shelters. I heard once that they found an intruder hiding in a ceiling crawl space. The park has been gone...

Not sure why my picture of the proposal/render disappeared from the first post but I have-added it. Will add some more in-progress pictures as the first tiles go up.

What's the real difference anyway? It's the same food suppliers, but I guess City Market has a more Sunterra/Upmarket feel. I wonder if they will have issues as it's directly adjacent to the Drop In Centre and it was already the primary way for DI residents to make their way through the street...

    Calgary Retail Thread

The Best Shop hasn't helped as it's on the downstairs level with it's own entrance and most people avoid walking through the mall which is it's own ghost town. It looks like a town hall was held to assuage fears but I can only imagine a lot of renters and owners are losing a ton of money to...

Melborne looks great but Copenhagen, Moscow, and San Francisco makes me dread a repeat of what happened to Devonian Gardens. An aging but lush and interesting space turned into sterile 2010s mall planters, cold walkways, contemporary structures that won't age well, etc. Just an overall cold...

    The Guardian | 147m | 44s | Hon | IBI Group

Yes they definitely have deep pockets. That mansion is basically the size and look of Buckingham Palace and the two scions didn't want to live there so they got one penthouse each, hence two towers of Guardian. That's the rumor anyway.

    - I really wonder what the CMHC plan is for the Enoch House parking lot after the Cowboys Tent packs up. The one benefit is that I think Cowboys paid for it to be paved, it used to be a dirt lot and I watched the excavate a ton of old victorian foundations out of there before they paved it over...

Is there any information about parking for the retail here? There are a lot of condos in downtown that would be customers of the Loblaws but they would need to be able to drive and park in the winter. Possible retail parking on P1?

    New Central Library | ?m | 6s | Calgary Library | Snøhetta

Now that its warm out, the front patios are getting filled with occupants from the directly adjacent Salvation Army. The drop in centre and salvation army locations made sense decades ago but the gentrification is going to cause some increased overlap and future questions for the city and social...

All the retail failed except for the Riverfront Wines liquor store and Minas Brazilian Steakhouse but I know both are struggling. I believe Minas even started closing on Mondays and is being propped up by other restaurants in its group. The coffee shop couldn't make it and neither could the hair...

I talked to Gibbs Gage and the original plan of a glass curtain/enclosure was 3 times more expensive than just cladding. I guess anything is an improvement over having the building fall apart? There's already green netting on the corners as pieces have been falling off. Hard to believe this...

Aspen's Palliser One reclad was finally presented and is proceeding over the next 18 months. The existing crumbling and discolored 1968 material, insulation, air gap, etc. will all be removed as they basically demolish the outside of the building and then repanel all the way up.
