Not offensive, which to me is a major win relative to a lot of the proposals we are seeing these days. With all the major price escaltions lately, budgets for towers are very tight. This also covers up part of those awful office conversions to the north.

This is one of my all-time favourite designs in Calgary. Very impressive considering the budget pressures (affordable housing). This is on the opposite side of the spectrum from the Cidex podium trash a few blocks away.
