Agreed! Whenever I bike past there, I always think about what a lost opportunity it is to not have businesses face the park and the pathway/river. It really would have been such a cool interaction and been such a great destination. As for your comments on the rents, I completely agree with that...

Fair enough, it makes sense now from that layout you posted but for some reason when I originally saw that it just sounded so extreme. Although I haven't been a student for some time now and realize that this is not really a big deal to a younger crowd.

yup, I'm sure there will be battles over the height of all these proposed projects. I sometimes wonder if all these people are factoring that in intentionally. Propose 12 storeys but land on 8 storeys which they know they probably wouldn't get if they came out of the gates with that.

Totally fair, that FIRST space is quite small but would be great to see something like in evolution or the riff. I think it would set the tone for other like-minded retailers to follow suite.

I totally agree, although I would prefer them to put a national in the corner space of the FIRST building or in the corner of evolution. Either way though, I think it would bring in a lot more vibrancy for day and night.

Agreed, those two corner lots at that intersection will be game changers when developed. From what I've heard, the NW lot (with the CIBC and ninth avenue auto is supposed to have a mixed used development with retail/hotel/residential developed by RNDSQR. Not sure if that's just a rumour but...
