    Block 23 - Central Park | 12m | 3s | Gibbs Gage

I believe that will be one of the final phases of the development.

    The Theodore | 35.66m | 10s | Graywood | Arcadis

Although banks aren't the worst use for ground floor retail - it would be nice to see the bank on the second floor and a more active use at grade.

That's a totally different discussion - re: the merits of transitioning how the street functions. What I was responding to was your message that McLeod is a deadzone. I'm saying that it lacks the vibrancy because of how the street functions. It's about setting the right context for the...

It being a "deadzone" is a symptom of the root cause - a car oriented streetscape. Start to address that and the pedestrians will follow. The two are interrelated.

The podium edges aren't great - but that's to be expected along something like 9th Ave SE. If we would expect a different interface - then it needs to start with changing how 9th Ave functions - i.e. reduce the number of lanes, speed limits, one-way traffic direction. The developer is not going...

    Trail 19 | 22.25m | 6s | Eagle Crest | FAAS Architecture

The low density 'tail' presents as a bit odd - but I imagine this was done to appease adjacent residents. Overall, looks great, in particular, the welcoming design of the retail.

    The Royal | 114.9m | 34s | Embassy Bosa | Abugov Kaspar

The lone picnic table that currently exists at the NW corner of the intersection gets a lot of use - so as you suggest, can see this being a popular spot too.

    UPTEN | 121.91m | 37s | Strategic Group

The retail space sold about a year ago - so have been waiting to see what would occupy that space.

    BLVD Beltline | 118.87m | 37s | ONE Properties | Arquitectonica

I thought there was potentially a CO-OP going into the retail space here.

    1116 - 7th Ave SW | ?m | 12s | Cidex Group | NORR

Renderings show "signage" which is often an indicator of retail space.

Because approvals really aren't based on architectural design + details.

Borrow some real estate that is the expressway of 9th Avenue and we've got some room to create a fantastic public realm.

    M2 Block | ?m | 4s | XYC | Riddell Kurczaba

The lot is in control of CMLC. it was originally picked up by FRAM but they have since returned it back to CMLC. CMLC actually built/funded the parkade of M2 - and as you point out, there will be some creative and important access agreements.

    M2 Block | ?m | 4s | XYC | Riddell Kurczaba

It's somewhat temporary as it is. Without getting too detailed, once the parcel to the east is developed, access for M2 will be through that building. Essentially, whatever is developed on the eastern parcel will engulf the parking access that is presently visible.

    M2 Block | ?m | 4s | XYC | Riddell Kurczaba

There's only two retail bays. The other space will be a restaurant by the Concorde group.

    West Tenth 1400 | 24m | 7s | Trimount

If anything - we/the city/stakeholders should be working towards making the Beltline more pedestrian friendly - which among many steps, means reducing the speed limit where it makes sense.

    Urban Development and Proposals Discussion

Thanks for posting! Block Y will remain as is for the foreseeable future, but expect CMLC to find a new location for The Bounce once development on that parcel begins. Like I said it's a few years away - and from what I've heard, will be senior's housing. Block Q will be developed by a...

    Intended for future residential development.

    Spider Block | 16.46m | 4s | Certus | McKinley Burkart

This is a great human-scale development. One annoyance I noticed the other day when walking by, is the inconsistent streetscape from this development to the new residential building to the south (which you can see in the photos above). The sidewalks don't line up. In this development, the trees...
