    A CalgaryNext style project on the Vic Park bus barns / Remington site makes some sense. Could even coordinate construction with the green line and have an integrated station.

    Converting 5th to a one-way southbound would be the best way to do it - then you could easily extend the existing bike lane and still maintain parking.

    It's unfortunate that the master plan is unduly influenced by the 8 existing single family homes along 26 Street SW. That should be the highest density corner of the site - ideally Brookfield would acquire those parcels.

    I dunno I think it's actually probably the least suitable inner city SFH area for more intensive development (along with Scarboro). Irregular street grid, undulating topography, nonuniform lot shapes - all of these present functional challenges to intensification. If they ever redevelop the area...

    I'd say it's more correlated with density. Housing in 60-70s suburbs like Canyon Meadows, Willow Park, Glendale Thorncliffe etc. is very desirable and consequently much more expensive than in new build communities, yet these areas are still relatively unproductive in terms of property tax...

    Agreed with all of that - however you stated that the "entire world is on a decarbonization path" which is clearly not the case according to IEA data and projections. Combating energy ignorance and misinformation is one of the most important things we need to do as a society.

    The IEA would beg to differ on this one. Although you are right that market sentiment indicates that a a majority of investors have believed in the decarbonization fantasy over the past 5-7 years or so, that is starting to change as people wake up to reality.

    I was a little skeptical of whether the market would be able to absorb all of the new multi-res rental coming on-line at once (WVT, Eleven, BLVD, Upten, Oliver etc.), but these projects are hitting the jackpot with lease-ups exceeding the highest of expectations.
