General Construction Updates

Seriously? That’s the light standards they are going with for a “historic” district? Utter garbage. Does anyone ever think before they make decisions? I’m just curious who thought to themselves, “hmm…I think a very basic, minimalist, sleek, lamp post will go perfect in a historical district made of sandstone and brick.”
That’s exactly how I feel about the grey pavers too. Why the hell wouldn’t they have gone with red and yellow(sandstone)??? And the light standard type they used on 17th avenue would have been perfect. These are trash.
 
Seems like they went the cheap and available route on the Stephen Avenue redo rather than the elegant and historical route, which would have been much more preferable. What a shame!
 
Didn't the City of Calgary use some famous Scandinavian firm for the Stephen Ave redesign? I've been very underwhelmed by the redesign and agree with the points made by others about how it lacks character but I wonder if the City got pitched a minimalist design and because it was by a famous firm there was no pushback on what was being proposed and so they essentially got led down the garden path.
 
On the street light standards, I’ve heard the City’s internal lighting group fights tooth and nail against any new type of light pole - even in downtown. They don’t want to have to have more types of poles in stock in case of repairs. Same with any custom colours / shades of paint on the poles.

I wish they had started with the west end of Stephen Ave first (11 Street to 8th or 7th street) as it would have cleaned up the area that needs the most love and also tied in with the 8th Street SW project

The easy fix woukd have been to use the same ones that were used on 17th Ave. Those would have fit in perfectly on Stephen Ave and allowed the city to have similar light standards in different areas.
 
I can see those lights being approved by the city because they reduce light pollution. They don't make decisions based on aesthetics or logic, they do it to solve a problem that won't really be changed by this decision lol.

There's a land use change proposed. Maybe a concurrent DP was submitted too, just not on dmap. The McDonald's just did a renovation, not sure what changed but it was a pretty new location so maybe it was changing the footprint in anticipation of something being developed.

Land use redesignation - LOC2025-0245

Description
This application proposes to change the designation of two properties to allow for:
  • mixed-use buildings (e.g. apartment buildings with the potential for commercial storefronts);
  • a maximum building height of 100 metres on Site 1 and 26 metres on Site 2 (an increase from the current maximum of xx metres);
  • a maximum building floor area of 21,100 square metres on Site 1 and 28,300 square metres on Site 2, based on a building floor to parcel area ratio (FAR) of 9.1 and 3.0;
  • the uses listed in the proposed Mixed Use - General (MU-1) designation.
