Is it odd they brough in A+M so early in the process? This seems to be purely a Land Use application, the renders are very preliminary and they don't mention phases. There's no way this is getting built all in one go. We'll see with how Broadway and the Truman hotel residences sell, but that's a lot of condo inventory (including Imperia, Lincoln, 1405, etc.) coming into a market where condos aren't highly valued.

It not odd if it's a flip.

I do enjoy the "why this site, do that site instead" discourse...as if the city is the master developer doing everything in sequential order. This site is 100% a better development opportunity, I would also choose this site over north hill/ect if i was a developer. Already an existing neighborhood, close to shops, restaurants, LRT, downtown, not adjoining a major 6/7 lane road (yet only 4 blocks from one!) It's a developers dream.

It's a concept plan only, so not going to critique the building designs...but certainly appreciate the variety of colors/textures given the neighborhood

What's the backstory on how you decided to go with Chicken on the Way and the Mazda dealership as two of your reference points for the perspectives? 😄

I was trying to find places they would be visible and also in context; Crescent Road Mazda was half because that angle puts it in context with the 10th St corridor and even a bit of the west end of downtown, and half was an excuse to link to my old photoshop. I was looking for a ground-level in the Kensington area, but almost all of 10th St and Kensington Road these buildings would not be visible due to the much closer street wall, where the parking lot and low building across the street meant they were meaningfully visible from Chicken On The Way.
