Construction fencing is up on this site now. Assume it may just be demolition, as I know they've had some problems with homeless breaking into the old Danish-Canadian Club.

Hopefully at least a sign that they intend to begin construction once their permits are all in place. I have heard that the developer of this one fully intends to proceed, but unfortunately a lot of these demolitions are happening without construction necessarily proceeding afterwards...
I don't recall which thread but definitely was mentioned that this one is going ahead.

The new design is an improvement, and the retail street frontage will be better than what’s there now.

Under CMHC financing rules, you can not demo an existing building without all permits and funding in place. This being a rental the developer will have to wait for financing before they demo.

I can confirm the full site has been fenced out, including the surface parking lots - lots of action on 11th ave along with Imperia and Lincoln.

the new design is an improvement. Having the CRU's was the biggest part of the improvement. 11th has a pretty decent streetscape, and this will help keep that going.
