It's good to see 16th start gaining some development momentum, but I'm hoping the material quality is decent on this one to help raise expectations for new projects coming down the line. The new COOP building is such a cheap looking turd...I really hope that's not the expected standard.

I'm optimistic, JEMM seems to use good quality materials and their buildings usually meet expectations. I would not call this building a "looker" by any means but I think it'll turn out ok.

This one will be interesting to see how it turns out. Hive turned out better than I expected, but it's in Kensington. I'm curious to see what Jemm does with a project on 16th ave. Will the quality track to the developer or the location?
