Makes you wonder why the conversion incentive was fixed. Both sites get the same incentive with one spending quite a bit more on the exterior/interior.

Hope one or both have retail components eventually.

Agreed. There are more applications than grant money so the city could easily negotiate the $75/sf allowance with developers and make the money go further. There are many conversions happening without the grant.
 
Which one is spending more on optional exterior improvements? It wasn't an option to convert the mechanical penthouse to residential without replacing the cladding. The Hat's ground floor reclad wasn't necessary. That cost alot more per foot than painting the concrete.

Low end lipstick on a pig. Why the hell does the black reclad not wrap around the entire top floor of the building? I think these two Eau Clare office conversions have to be the ugliest by far in the city. The only hope is the white paint is a primer and the finished product turns out a little better.

I wonder if the blue painted rectangles are supposed to simulate windows….
