Nostalgia Townlet I ?m I ?s I Jayman Homes

As suggested by @CT (Chinese_T) in the general urban development thread, I am creating a thread for the new community of Nostalgia Townlet in the deep, deep....deep southeast of Calgary. We don't normally talk about the greenfield suburbs on this forum, but we are starting to see larger projects appear in them, and I think Jayman Homes is planning something pretty special for this one from what I have heard. I will try to keep up with the development permits that come in for it, mostly focusing on the larger buildings, not each individual single family home.

So first, a bit of background / information to start the thread off. Where is Nostalgia? It is located south of the community of Rangeview, in the Ricardo Ranch Area Structure Plan. Where is that? Well, go to the south health campus in Seton, and then continue southeast for about another 2.5 kms. Basically located here.

The outline plan (so the community plan / design) was approved by Calgary Planning Commission on August 1, 2024:

Here is the approved outline plan, which I will use to do the typical project tracking I do on other communities like West District and Springbank Hill.

Wont lie, the theme of this neighborhood is half the reason I'd me to see a ph3 extension of SE green line.

Might be a bit corny, but the idea of having an art deco subway station built there someday really does things for me...
 
Credit to Jayman for trying to be creative with their suburban communities. Even though it'll likely turn out to be more of a contrived Disneyesque community than a vibrant neighbourhood, I'll take it over the crap most developers do in the burbs any day. And it is a positive to see at least a few developers - Truman and Dream being a couple of other noteworthy ones - trying to do something creative and unique in Calgary.
 
Suburban development has gotten much better. It isn't perfect, and never will be but this looks to be what Seton could've at least tried to be. Jayman did well with Westman, they have that other one underway around the corner from Westman too.

I grew up in faux-europe MacKenzie Towne, this look like it could be that but more dense, well done.

I'd be curious to see who this attracts, a faux-europe development that implies, with the name Nostalgia, that it is what you've been looking for if you're longing for a little slice of the "old world" or that vacation you once took to europe, doesn't scream the typical suburban buyer to me.
 
Looks like the official unveiling is tomorrow.

I think this could be an interesting master planned community. It’s a picturesque setting. What we’ve seen so far of the Nostalgia Club looks good.

One of my biggest issue with these types of developments is that developers usually cheap out on the materials. Faux-European buildings already look out of place when they are plopped into NA cities, but they look particularly out of context when a developer tries to make “copies” with inferior materials.

I think if Jayman uses quality materials and just takes inspiration from European-styles, this could be a nice community years from now.

It will also depend how car-oriented the community is. If you can truly walk to meet your everyday needs, great! But if you’re having to leave the community or drive within the community after full buildout, then what differentiates the community from a Mackenzie Town other than the architectural style?
 
Spoiler: they will not use nice materials and it most definitely will not be walkable (except for a select area).

The community is inherently limited by its location. Just like every other neighbourhood in the area everyone will need to own multiple cars just to live and if you want anything outside the community you have to drive. I bet this will be nothing more than a typical Calgary community just with a cheap Disney land veneer
