I'm finding that 34th is becoming the pedestrian oriented street while 33rd is the "thoroughfare", largely due to the willingness to renovate the existing homes into small businesses.
There was remediation done for weeks to remove all that over the winter.
It's a moo point now as demolition started back up and the apartment building is fully demolished now. The strip mall remains up.
The next phase of Marda Loop Main Streets construction begins today. 34 Ave will be closed between 19 - 21 St and 20 St will be closed between 33 - 35 Ave for the next 10 weeks. They are also removing the curb extension on 34 Ave that was just put in.

The 2 story apartment bulding has remained half demolished for the last 10 days or so with no activity any time I walk by (which is almost daily). Not sure what's going on.

Bella's patio was full and there was a 30 minute lineup to get a sandwich at Bonjour. Consistent stream of people. Marda Loop Brewing's patio was full as well.
