I don't really understand the logic in opening up a Rosie's less than 1 block from Boogies, which is well established and very popular in the neighbourhood. A&W corners the "I want a cheap burger at all hours of the day" market and iyycburg has at least been smart enough to move in a few blocks...
Buliding this in phases with the podium and much of the landscaping done after phase 1 feels more palatable in a neighbourhood where the construction never ends. Which seems counterintuitive as it will actually take longer to build as a whole.
