This is from the CMLC's website on the project and you are right, it does seem to preserve some of the park's maintenance space on the NW corner for some reason. Seems like an odd missed opportunity unless that is somehow loading docks or something?

I'll be the first to say it, very underwhelmed. Looks like a community centre annex building that someone tried to class up. Extra disappointing given this will probably inform the design for the main building. Nothing about this to me says signature theatre space.

Eau Claire officially closing on May 31st. Of note is the fact that the site will be used for construction staging and laydown for the Green Line. Give Green Line has a 6 year construction timeline, I don't think we'll be seeing development moving forward here for ages.
Today's provincial budget had $43 million in funding for a Blue Line extension to 88th Ave N. This sets the stage for the eventual airport terminal connection. Given how George Chahal represents the area, I'm sure federal funding will be added shortly.
