I like the design, just really don't like the materials and colours chosen.
To provide constructive criticism, I think it could be really good and still hang on to that mid-century vibe it is giving off. I'm guessing it is a whole lot of Hardie Panel and aluminum trims as drawn.

Could be! The reveals looked like colour-matched Easy Trim, but not having exposed fasteners makes me think this couldve been Hardie Panels and Easy Trim with something like a sub-girt rainscreen system if that is what they used, or you could be right that that it is a metal panel system.

I toured this development and good lord is the execution ever good. The integration of the drainage systems is the best i have seen anywhere, really nailed the details in every aspect as well. Kudos to whoever did the Carisbrooke development it was very good work...
I dont understand what they are doing with that corner. The bike lane goes up a ramp, over a depression for pedestrians to get to asphalt level and over a curb wall to run into another curb wall, if you ride in a straight line. Someone needs to explain how this is better than the temporary bike...
All good, but go look at the concrete work at the corner of this development, it doesnt work with the bike lane and mustve been a mistake. Will grab a pic, if someone else who is closer cant get one first. Youll immediately see what I mean
It is, but it doesn't actually have a whole lot of retail there that you would use consistently if you lived by. I live near here now and I end up having to walk into Montgomery, Kensington or up to Market Mall or UD for most things. It is kind of like a Britannia, but with way less options...

The hardie panel and easy trim section that is white turned out a lot better than most. If they use brise soleils and an exterior window jamb extension I think it would really improve that portion. But it’s pretty good as is considering the materials
Having lived in places with very limited street parking it can be a challenge.
What would be your ideal solution of curb side parking demand management, as I agree it’s probably not sustainable to make it a DP issue.
