Well its a good sign that it’s not dead if a couple of trailers have shown up on site - thanks for the intel MichaelS.
Since it's been cleared, this site and the one next to it has been repeatedly used as parking for commercial vehicles. I wouldn't read into it.
 
Calgary still seems to be growing in population, and as ng as that keeps going, rental builds will probably keep going. Last month Calgary once again led all metros in housing starts.


I guess the question is, how long will the momentum carry with immigration numbers slowing.
 
Population growth will slow considerably due to reduced immigration, but market dysfunction in ON and BC will create a floor to Calgary's growth. The the dumpster fire rages less intense in Alberta than it does in the rest of the country. The biggest unknown for development will be interest rates. Weak economic growth would suggest lower rates but spiraling government debt will most likley push rates higher.
 
When I first moved to Calgary at the end of the 90s, Calgary wasn't anywhere near the immigration hub it is now. The city's growth was mostly due to interprovincial migration or natural increase, and was still growing by 20-30k a year. Perhaps that's the roughly the level we'll see going forward for the near future?
 
The percentage of immigrants in Calgary held steady at around 20% from the 1986 census up to the 2001 census after which it's been steadily increasing up to 31.5% in the 2021 census. I'd expect that percentage to jump a good degree in the 2026 census.
