I have been wondering the same thing. I am not aware of any plans whatsoever, but I agree the site would be ripe for redevelopment. It always seems busy so I am wondering if it's a victim of its own success (ie no perceived need to update the store), and once Kit and the other residential midrise to the NW are finished they'll have an even larger catchment.Have there ever been proposals for the Safeway site? It's probably a high traffic store, yet didn't receive a redesign like the North Hill and many other locations. I wonder if they're holding off because of redevelopment? Something similar to the Marc and Marda would be perfect for this location.
Kensington Safeway would be perfect for a redevelopment, they could create a larger footprint by removing the parking lot, which isn't as busy as it used to be. Just phase it though and build the south half first while keeping the store open. Then move the store into the south half.Go 2 floors of underground parking on a redeveloped Safeway there, but have the parkade entrance/exit onto 4th avenue, so the 3rd avenue streetscape improvements can be even better with less vehicular traffic.
Also look at having the entrance facing the LRT station this time.
There is an apartment on the NW side of the site, not sure how the ownership of the parcel breaks down, but definitely should not have a parkade entrance on 10th AveGo 2 floors of underground parking on a redeveloped Safeway there, but have the parkade entrance/exit onto 4th avenue, so the 3rd avenue streetscape improvements can be even better with less vehicular traffic.

That location already does far more foot traffic customers than vehicle customers, and with Kit, Kensington Mixed Use and Kensington Manor coming soon, there will even be more foot traffic. Personally I think they could get away without any parking lot, but they could cover themselves by doing an underground one like Savon in U/D or Superstore in EV.
Probably nothing then if it's a REIT. Too bad it's not owned by a more ambitious developer.Crombie REIT is the owner of that site, and they list it as "future development", but no real plans by the sounds of it:

If they were to redevelop, it would definitely make sense to do u/g for the customers. They would have to do it for residents, and could throw in some extra space for shoppers. It would be great to see that parking lot go and have retail streetscape instead.Yes, there is an existing level of underground parking there. Protip, it's barely used so the go-to if you are driving for groceries. I would guess in a redevelopment they'd tear it all out and dig again, 2 floors could be good in that case.
