Is my fantasy world the relationship with the feds is simply a financial relationship. If the city were to keep all of their property taxes, they in theory wouldn't require anything from the Province... can't decide if highways like Stoney and Deerfoot would be downloaded to the city, they probably should.

My theory is our major cities require a bit of special treatment, they're our economic drivers and the cities always seem to be waiting on other levels of government for their priorities.

Calgary should build something like it, but I am not sure where it would work. Going to produce a lot of noise. Vancouver is looking at 75 nights a year, and amplified sound is pointed out over the inlet.

I'd be happy if the replaced the band stand on Prince's Island with something like that, not sure it needs replacing though lol.

I think I agree. I don't really know what the point of the Confluence even is - it's a fake fort built over an old railway yard. It has a nice pathway system along side it, but it's not usable as a park.

Part of the charm of the folk festival concerts is being able to see the sky and trees, as it mostly happens during the long daylight hours in the summer. I would hate to put an expensive concrete roof over it.

Sure and the easy, but unlikely fix, would be for the Feds to reduce income taxes and the Provinces to increase income taxes and the municipalities to increase property taxes

Noticed this land use, for the empty land SE of MRU and on the same parcel as Fire Station 20, was approved for 889 units. Someone had commented about knowing more about this but I forget who.

Other details...
  • a mixed-use development comprising of commercial and residential dwelling units in street-oriented buildings throughout the site;
  • a maximum building height of 32 metres;

It's amazing how much prime land there is near MRU. Currie is filling in very nicely. The area is pretty well served with just about everything you need nearby in either Marda Loop, Glamorgan, or Lakeview (and some nifty niche stuff within Currie or the Lincoln Park strip mall).

The one thing I'd say though is that it's pretty crappy to get to any of those main hubs via active mode. Crossing Crowchild or Glenmore or even 37th inherently suck, and its all a bit of a labyrinth to get anywhere. Lots of simple ways to improve this, and I'm sure it will come with time (especially 37th Main Street continuing south, but good lord do we ever not need 3 gas stations at that one intersection!).

But I also think its probably just about ripe for an urban grocery within Currie/Lincoln/Rutland, and this site might make a lot of sense. 32 meters is fine, but I think even taller could have worked here, too!
