Let me try to generalize my original "too nitpicky" comment - I don't agree it will all be fine if we get lots of density and height without getting the interface with 17th Avenue and the future LRT corridor. Building is fine, height is fine - it's the street interactions that I am concerned with.
There won't be much of an interface with the future LRT corridor. It is not like a station is going there. It will be a fenced off rail line that people are not supposed to interact with. That alone will kill any potential for a "high street" on this portion of 17th Avenue, not to mention the massive retaining wall across the street from here, and the backs of single family homes that are a bit west as well. 17th isn't the street this building is designed to interface with. 77th is.
 
It's crazy how much desnity is coming into this area, and fast. There's no way at this point that they city/developers can pass up the opportunity of having a station for the West LRT extension be east of 85 ST SW. Skipping all this to have the next stop in a dead zone west of 85 ST would be idiotic.
 
I finally got out to get some construction photos in this area.

A bit more information is available on a land use redesignation in the Springbank Hill area. I won't create a project on the map for it yet (I typically wait until a development permit has been submitted), but you can get an idea of what is being considered. Similar in scale to Willows Phase 4 by Truman across the street:

Looks like the former Ronmor shopping centre site has been purchased by Vesta Properties, who are looking to do more of a multi-residential zoning on it. No development permits yet (so I won't put it on the project map for this community yet) but their engagement website gives an idea of what their concept is:

Apart from my previous issues with all developments along this stretch that tend to ignore 17th Avenue, this is actually a pretty simple, but seemingly well thought-out clump of density.

Gives me mountain village vibes for some reason - it's like the developer thought people in their buildings might actually like to have a nice public realm and some greenspace around them.

A few construction updates from this afternoon:
The age care facility is indeed under construction including tower crane:

Springbank Hill Estates is pretty far along. They are starting to market their units, say they will be available this summer:

Really unfortunate there is no provision for a MUP to run due east from 19 Ave. It would need to be about 600m to connect with Ernest Manning Dr.

They have built nice MUP style sidewalks on the west side of 77th that will apparently connect to another short stretch running along 17th, and then narrow sidewalk beside fast road (at least its mostly setback). 17th and 77th is currently terrible for any active mode (I've sent 311 requests).

Is the Blue line likely to go into the 17th Ave median? It's going to be a long time...hopefully they can make the active connection to current terminus a lot better

Drove by on the weekend and was saddened to see what that area has become. Having lived near Aspen 13 years ago I remember how bucolic the acreages in the valley were. Now they just clearcut everything and left no aspens at all. Could they not have preserved some on the fringes between developments? Also the townhomes fronting 85th St. are just weird and seem unsafe.
