Calgary's oldest neighborhood has been busy with change over the past few years with a plethora of new developments, and it's a trend that looks to be continuing. Calgary-based Landstar Developments in conjunction with Hive Developments recently announced plans for a new mixed use development in the heart of the neighborhood along 9th Avenue SE. Joining AVLI on Atlantic and South Bank, "Louis on 9th" is now the conceptual stages and is taking in public feedback. Massing diagrams show the intent to build a 12-storey mixed-use residential building on where Trail Appliances and Starbucks is currently located.

Landstar's new website for the project explains their vision and timeline, and shows examples of the intended massing. Although conceptual, the diagrams give an idea of what the project will look like. There will be retail at the base, and residential above, rising in tiered fashion. The 12-storey portion of the building is planned for the west side of the parcel so as not to overpower the neighboring "Nash," a recently renovated historical hotel.

The project would be situated in the heart of Inglewood's new high density area, with Atlantic Avenue Art Block adjacent to the west, and AVLI on Atlantic and South Block to the north. Another 12-storey development to the south has already been approved.

Louis on 9th will also be in close proximity to the future Green Line LRT Inglewood Station. The next step will be another round of public engagement on July 24th. Following that, and land use application is expected for the September.
